MEP - BIM and CAD Services

Our MEP services are based on Autodesk Revit™, Fabrication CAD MEP™, Autocad MEP™ , Autocad™ and Navisworks™, and include complete MEP modeling and drafting, MEP coordination, preparation of Construction Documents, Coordination Drawings,  coordinated Shop Drawings, Spool Drawings and Quantity Take-off.

We can get involved in a project as early as the schematic phase and work with designers and contractors to develop models and detailed MEP drawings through to 100% Construction Document sets and further all the way to coordinated Shop Drawings.

Our team has adequate understanding of relevant international codes, standards and field installation requirements with regard to their application within our scope of work. Additionally, we offer various value-added services including branch pipe and duct sizing and value engineering in terms of optimizing runs, reducing fittings, joints etc.

  • Preparing Building Information Models

    Preparing accurate 3D Building Information Models is at the core of all our BIM services.

    The models are prepared based on 2D drawing inputs, along with relevant specifications, submittals, manufacturer catalogs and cut-sheets. The appropriate Level of Development (LOD 300, LOD 350, LOD 400) would be chosen to fit the project objectives, such as Bid Presentation, coordinated Construction Documents, Shop Drawings, and Quantity Take-off.

    The model is progressed systematically in sequence with the design workflow, being enhanced with additional design information as it becomes available.

    Our BIM team has deep understanding of codes and field installation issues such as bends, slopes, hangers, clamps, insulation materials, clearances, fly-zones etc. Our typical BIM modeling scope covers the following :

    Mechanical : Ducts, equipments and mechanical piping along with insulation and support system.
    Electrical : Panels, cable trays / ladders, duct-banks and large conduits for all electrical systems (including ELV).
    Plumbing : All piping (supply, return, vent).

    We can also include within the model points and coordinates for Total Station aided installation.

  • Constructability Review

    We assist our clients in ensuring complete and consistent design information.

    Our BIM modeling services include Constructability Review to identify missing, conflicting or inadequate information in the input design drawings. Structured RFIs are prepared based on review, highlighting issues requiring attention. The model is thereafter edited to incorporate client’s response to the RFIs.

  • Clash Detection & Resolution

    We perform Clash Detection and interference checks in the 3D model to anticipate and pre-empt potential coordination issues before construction, thereby minimizing change orders.

    Clashes and conflicts within and between different building systems (HVAC, Plumbing and Electrical, as well as Architecture and Structure) are identified and communicated to the project team through structured Clash Detection Reports, accompanied by marked-up drawings.

    Resolutions are worked out in consultation with the designers / contractors. We are happy to attend or lead web-based coordination meetings, aided by model-based 3D visualization. This can be an iterative ‘what if’ exercise, leading to the most optimal solution.

    In the final step, the model is updated with the resolutions, reflecting the coordinated and clash-free design.

  • Preparation of Construction Documents : Including Permit and Pricing sets

    Our team can prepare the entire Construction Document set based on your Design Development set of drawings, along with relevant submittals and cut-sheets as applicable. Additional instructions may also be provided to us in the form of hand-sketches, mark-ups, typical details from other projects and so on. The process is kept very interactive, with regular progress sets being delivered for review and feedback as well as web-based video conferences to discuss and resolve RFIs and technical queries.

    We would typically request for one of your existing Construction Document sets, so that we may use it as a reference for your in-house presentation standards.

    2D documentation can also be prepared for all intermediate milestones such as Permit and Pricing sets.

  • Preparation of Shop, Fabrication & Spool Drawings

    We can further develop the construction drawings into 2D installation drawings by working with the contractors to incorporate the additional level of detail required for installation.

    Our team will prepare trade-wise Shop Drawings based on the coordinated 3D model, which will include detailed dimensioning, levels, annotations, detail / isometric views, sections and other necessary information such as equipment connections. The Shop Drawings can thereafter be delivered in Autocad™ .dwg or .pdf formats as required by client.

    Mechanical Coordination Drawings: Duct, Piping
    Plumbing Shop & Spool Drawings: Above Grade, Underground
    Electrical Shop Drawings: Power, Lighting, ELV, Containment, Panel Board Schedule
    Mechanical Room Shop Drawings: Boiler, Chiller, Water, Sewage
    Fire Protection Shop Drawings: Fire Protection Piping, Sprinklers
    Fabrication / Spool Drawings: Sheet Metal
    Sleeve & Rough Drawings: Sleeves / Core Drill, Rough Openings

  • Preparation of Composite Coordination Drawings

    The work of all trades can be compiled into one composite drawing, reflecting the relationship between systems after coordination has been achieved.

    The color coded Coordination Drawings prepared by us will enable site team to quickly and conveniently confirm coordination as well as identify which other systems would be impacted if field changes are necessary on any system.

  • Quantity Take-off

    BIM doesn’t end with coordination – the coordinated model can and should be used for precise Quantity Take-offs.

    Accurate model-based Quantity Take-offs can be prepared by us, which form the basis for cost estimates. This enables the project team to assess the cost impact of design changes across all phases of the project.

    The quantity data extracted from the model can be presented according to required bill of materials format.

  • Preparation of As-built / Existing Conditions drawings and models

    As-built / existing conditions information is essential for future maintenance, repairs as well as for refurbishment and renovation of existing buildings. Accurate MEP existing conditions model is vital for designing new MEP components within an existing building.

    We prepare accurate models and drawings from scanned paper drawings, measured survey or Laser Scan data. Care is taken to ensure that the model is workable in terms of accuracy, coordination and completeness keeping in mind its purpose and future use i.e, design, maintenance, repairs etc. All dimensional discrepancies and coordination issues, if any, in the input information are highlighted through RFIs and resolved in consultation with client prior to completion and delivery.
